Project Description:
The Manhattan II Apartments consists of two (2) five story apartment buildings
with one level of below grade parking. The building contains a common
parking garage below grade, leasing office, lounge, fitness center and 134
apartment units. The structure is cast-in-place concrete foundations on drilled
piers with post-tensioned elevated slabs at grade and one story above grade.
Above the concrete podium are two wood framed, four story buildings. Partitions in the concrete structure are metal framing and CMU. The exterior
is stone, brick, metal panel and stucco veneer with vinyl windows and a TPO membrane roof. Decorative balcony railings, landscaped terraces,
concrete pavers, metal planters, etc. for each building, landscape/hardscape connection between the buildings, associated curb, gutter, sidewalks
and landscape/streetscape make up the exterior.

QUALITY/SAFETY ISSUES
• Additional Signage at Perimeter of Site added for Stop Signs at Bassett & 18th Streets
• Street Sweeping and Dust Control as Necessary
